Koto Launches Haku 泊, a Hotel Suite on Wheels

Today, we're excited to officially launch Haku 泊, our first fully mobile hotel suite, built for hotel and estate operators who want to open up land that permanent development simply cannot reach.

Built on a wheeled chassis and compliant with BS 3632 residential standards, Haku arrives as a complete hotel guest suite, ready for placement across estates, hospitality sites and protected landscapes. Each unit includes a king bedroom, rain-shower bathroom, wood-burning stove, kitchenette, underfloor heating and fully autonomous systems, with both on-grid and off-grid configurations available.

Floor-to-ceiling glazing and an oversized skylight place the landscape at the centre of the guest experience, while the expanded cork exterior lets the structure sit effortlessly within woodland, coastal and rural settings, all without compromising on hotel-grade comfort.

Why we built it: for hotel operators.

Estates, destination operators and private landowners often hold their most spectacular ground entirely off-limits for permanent development: woodland clearings, elevated viewpoints, lakeside plots. Haku puts a premium key exactly where the experience is strongest, without the planning or infrastructure demands of a fixed build.

Every commission begins with the site. Where is the view strongest? Where does the light do something worth waking up for? That conversation shapes where each suite is placed, so no two are ever the same.

For operators, that flexibility is the commercial advantage. Suites can be clustered to create an instant micro-destination, repositioned as the seasons change, or redeployed entirely as demand shifts, turning underused corners of an estate into premium, top-tier ADR inventory.

Scale up. Price down.

At volume, Haku starts from £80,000 per suite on-grid and £90,000 off-grid at fifteen units, with a tiered scale for hotel operators planning a phased or multi-suite rollout.

Single Haku suites are available from £100,000 on-grid and £110,000 off-grid.

Where it is now.

The first Haku installation is complete at Denton Estate in Yorkshire, where three suites form phase one of a wider UK rollout.
