The contours, the climate, the patterns of movement. Long before the first guest arrives, the foundations of the brief are already taking shape.

Our role is to translate those qualities into places people want to stay.

Over the last nine years, Koto has worked with hoteliers and hospitality operators to create destinations defined by place. At Fritton Lake in Norfolk, our cabins sit within a rewilded estate where woodland, water and slow living shape the guest experience. On the North Cornwall coast at The Point in Polzeath, they look out across an ever-changing Atlantic landscape. At Moor Hall, seven botanical hotel suites are woven into the kitchen garden of one of the UK's most celebrated Michelin-starred restaurants.

Different settings. Different ambitions. A shared belief that hospitality is at its strongest when it emerges from its context.

Occupancy, average daily rate, guest reviews and length of stay are all influenced by the quality of the architecture. Orientation matters. Natural light matters. Privacy matters. Every design decision contributes to how a destination performs.

The most successful hospitality projects leave a lasting impression. Guests remember them, recommend them and return to them. The quality is felt immediately, even when the reasons are difficult to articulate.

When this work is done well, the buildings feel inevitable, as though they have always belonged there.

Today, more than 500 Koto cabins have been delivered across three continents. That experience informs every commission, from a single retreat suite to a destination-scale hospitality development.

For projects requiring greater flexibility, Haku, launching in the UK soon, introduces a mobile hospitality suite that brings new possibilities to overlooked corners of a site, with prices starting from £100,000.
